Dead Corner 1: Gutter (Front Draining Grooves on Four Sides)

Symptoms: The color of the corner part of the house corresponding to the gutter becomes darker and deeper, and it will drip down seriously, and it will yellow after it has dried.

Reasons: First, the waterproof layer on the roof is not good enough. Secondly, the top surface of the building cannot hold water. The gutter is a water flow area. Water is likely to be present in some areas, leading to leakage over time. In addition, the gutter is exposed outdoors for a long period of time. It is cold in winter and hot in summer. There may be some cracks and one of the causes of leakage.

Responding to the plan: Cui Tao said that the repair part needs both the property and decoration company to bear. First of all, the owner can report to the property and ask to repair the waterproof of the outer layer of the roof, and fundamentally prevent rain from leaking into the room again. Secondly, the renovation workers are required to renovate the water seepage inside the room and remove the wall paint and putty from the seepage wall to see if the interior is dry. It is worth noting that it is only after it is fully dried that it can be repainted, sanded or brushed, otherwise it will not be able to repair for too long.

Cui Tao reminded the public not to rush to carry out indoor repairs. First, do a good job of waterproofing the exterior of the building, and start construction after the water is completely evaporated.

First-aid measures: If the house seepage is serious, people can buy a leak-stopping agent or a small bucket of waterproof mortar to brush at the leak, which can temporarily reduce the leakage.

Dead end two: balcony, plastic window frame

Symptoms: Sewage flows down the balcony wall or plastic steel window frame, forming a black line, affecting the appearance

Reasons: Generally speaking, most of the insulation layers of old houses are located indoors (the insulation layer has the effect of heat insulation and leakage prevention). So if the rain is bigger, it will leak through the balcony without insulation. Leakage can also occur if there is a gap between the concrete and the tiles on the wall. In addition, there is a gap between the plastic window frame and the window, which is also one of the major causes of water leakage.

Solution: The property is required to repair the waterproof of the outer wall of the balcony and eliminate the source of the leakage. The decoration company then repainted the internal leaks. In particular, Cui Tao mentioned that the owners of the plastic window frames that had leaked are best to ask the workers to re-apply glass glue to the frame, and the sealing effect will be better.

First-aid measures: Owners of communities without property management can use sealers to temporarily seal gaps in walls. After the weather is fine and the walls are dry, please renovate the waterproofing.

Dead End III: Around the Sewer

Symptoms: The connection between the pipe and the roof is dark and faint, and water flows down the outside of the pipe.

Reasons: Many old houses use cast iron for the sewer pipes. They are prone to aging and rust when they are used for a long time. In particular, the roots on the top and bottom of the pipes are prone to leakage.

Solution: At present, the formal decoration company generally uses PVR material as the sewage pipeline. The experiment confirmed that this material has stable performance, is not easy to rust, and rarely seeps. After the pipeline is replaced, a pressure test is usually required. Plug the two water points of a section of pipe into a pressure bar and perform a pressure test. The general pressure reaches 8 kg. After half an hour, if there is no pressure drop or the pressure drop is within 0.02 MPa, there is no problem between the pipes. Finally, re-saturate and tile the seepage wall.

On the contrary, if there is no pressure, leakage may be caused later.

First-aid measures: Same as the above two methods, temporary repair with a leak stop agent.

Dead four: bathroom

Symptoms: Dripping from the ceiling, the walls appear wet and discolored, and signs of mildew appear over time.

Reason: There may be leaks in your own pipe. You can open the bathroom ceiling for inspection. If this possibility is ruled out and the ceiling continues to drip, it may be upstairs.

Respond to the plan: communicate with neighbors and conduct closed water tests. The bathroom door was blocked with cement, drained and observed for 24 hours. If there is leakage downstairs, it means that the bathroom is not waterproof, and then you need to use the pressure test to determine what pipeline problems.

If the pressure test proves that there is no problem with the upper water pipeline, the sewage pipeline should be investigated. In general, water leakage is caused when water is not in place at the junction between the root of the sewage pipe and the floor slab. Construction workers need to check the water resistance of washing machines, toilets, and floor drains. If there is a problem, they must be re-waterproofed.

In addition, the floor drains of some old houses are prone to water seepage. This is mainly due to the use of cast iron materials for old house floor drains, causing them to rust over time. It is suggested that the public should replace the PVR material with better waterproof effect.

Special Note

Do not rush to repair the seepage house until the water completely evaporates.

The owner of the renovated new house must remember to conduct a water-retention test on the bathroom so as not to inconvenience himself and his neighbors in the future.
